True Flat Fee: The Ramsey Group provides our customized rental marketing service to you for a flat fee.  This means that you don’t pay anything else for our service.  Please note that agents who bring renters will expect a commission (typically 10% of the first months rent) for bringing you a renter.  If your renter doesn’t have an agent then you pay no agent commission when it is rented.

Marketing Time: The Ramsey Group wants to be sure that your property gets rented so, we do not put a time limit on our marketing.  This is true even for the Bronze and Silver levels!  Since your property will be listed in the Carolina MLS an expiration date will be required.  We will be happy to extend that for as long as it takes for you to get a renter.

Marketed where renters are looking!

  • Carolina Multiple Listing Service (MLS) – Many renters use agents and the Carolina MLS to find properties to rent.  Having The Ramsey Group provide you with a complete MLS listing greatly increases the visibility of your property to serious renters.
  • Zillow, Trulia, Excite, Yahoo, MSN & many other national Real Estate websites will advertise your property.  Your listing will also be on most (if not all) local real estate office company websites.  So, renters will find your property on the most popular sites where they are looking!
  • Realtor.com as showcase property – The Ramsey Group has a long business relationship with Realtor.com and have “showcased” our properties on this highly viewed site for many years.  We now offer that same exposure for your rental property.

Photographs: One of the most important things a renter wants to see are the pictures of your property.  We are happy to take them for you.  Or, if you want to take them yourself we will suggest which shots are best and will also suggest some simple techniques you can use to get the most out of your camera.  Copywrite law dictates that all pictures used in the MLS be taken by the agent or the owner.  Other pictures may only be used with written permission from the person/company who own the photo rights.

Renter Referred Directly to You:  Our marketing systems are very strong and proven effective over many years.  Many renters will find your property on the numerous top real estate sites where we market it.  These buyers will contact The Ramsey Group to get more information or to visit your property.  We refer all these potential renters directly to you so that you do not have to pay a commission should they rent your property.  We request their name and contact information and we send that to you directly.

Showings Service: With our marketing of your property in the Carolina MLS renters who are using an agent will also find your property.  When an agent wants to bring a renter to see your property they must use our showings service.  This keeps them from hounding you directly for information.  Instead, they simply call our showing service who then call you to get approval for the showing.  We can set this up as a simple ‘go with no appointment’ (great for vacant properties), a ‘courtesy call and then go’ or an ‘appointment required before visiting your property’… its your choice.

Professional Yard Sign: You can have a professional sign from The Ramsey Group in your yard.  This draws attention in a professional manner and let’s the renter know that you are serious.  Depending on the level of service you choose you can either pick up our sign and install it yourself (simply step in into the ground) or have a member of The Ramsey Group install it for you.

Combination Lock Box:  Having a professional combination lock box can help you in many ways.  Our lock boxes can be set to a specific code that you choose.  Likewise, you can change the code if needed.  When an agent is showing your property to a prospective renter many owners prefer to allow them to gain access with the lock box.  Likewise, the owner can give the code to service providers to do repairs without the owner having to meet them at the property.

Brochure Box:  If you would like to present brochures to potential renters in a brochure box at the curb we can provide you with one.  Some people believe that you get better response by not having brochures at the curb because it causes serious renters to call for more information.  It is your choice.  If you choose to have one you can either install it yourself or have a member of The Ramsey Group install it for you.

Provide Standard NC Lease:  We can provide you with a standard NC Lease.  If you are comfortable with handling the leasing process that’s great.  However, if you need assistance understanding the lease we would be happy to provide you assistance.  For more information see the Assistance Completing Lease section below.

Provide Move In/Out Checklist:  Protecting the investment you have in your property is very important.  We can provide you with a standard Move In/Out Checklist to use with your new tenants.  This will help you and your tenants know what to expect upon move in and move out.

References for Background Checks:  This is one of the most important components of the leasing process.  We can refer you to a service provider who can help you with a background check on potential tenants.

Market Analysis for Suggested Rental Rate:  Knowing the competition is critical in setting a rental rate that will cause your property to rent while other properties sit vacant month over month.  By researching the currently offered rental rates along with those of the properties that have recently been rented allows owners to set their rental rate at an amount that will cause renters to choose their property over others.

Create Full Color Brochure for Flyer Box:  Using our years of expertise we will provide a dynamic full color brochure to use in your flyer box at the curb.  Your flyer will include as much or as little information as you choose.  We even provide you with a QR code on your flyer so that renters with SmartPhones can see all the pictures of your property as they sit in front of your home!  This brochure will be sent to you in Microsoft Word format so that you can make changes as needed.  You can then print them in color or black and white.

Create e-mail Brochure:  With our email brochure you can market your rental to everyone you know by simply emailing it.  This is your full color brochure in a simple to email pdf format.

Virtual Tour of Property:  Your virtual tour will be available to renters who find your property on the numerous websites that include them.  The full experience of viewing your property in panorama and with tasteful music is very compelling.  You can even email the link to your property virtual tour to everyone you know.

Assistance Completing Lease:  At The Ramsey Group we can provide you with advice and understanding of the standard NC Lease.  It is critical that you understand the lease as the agreement is between the owner and the tenant.

Additional Information

The Flat Fee Rental Marketing Limited Service is designed for homeowners who want to rent and manage their property themselves but need help with marketing, signage, flyers, etc.  This limited service does not include help with negotiations, legal, tax or property management issues or advice.  The homeowner must make it clear to the renter that this is an owner-managed property.

 

If you are interested in purchasing additional properties for your portfolio, we can help identify ideal investment properties and help you negotiate and close on your new property.

The Ramsey Group reserves the right to terminate our Rental Marketing Agreement at any time and provide a full refund of the flat fee paid for that particular service.

 Full Service Property Management

If you want all the help that Full Property Management provides then this is for you.  The Ramsey Group recommends Dazcon Properties where your property rental will be taken care of from getting a tenant all the way to managing the property every month so that you get your check.  The following information was provided to The Ramsey Group by Dazcon.  Please contact Dazcon directly with any questions regarding their property management offerings.

Cost: ½ of first full month’s rent for each signed lease, plus 10% of monthly rent.  Dazcon manages all aspects of renting and maintaining the property.  This price is subject to change.

Dazcon will do the following to get your property rented:

  • List property for rent in MLS (Carolina Multiple Listing Service)
  • Place a professional sign in the yard
  • Advertise on national Websites
  • Advertise in selected local publications
  • Show the property to potential tenants
  • Tenant screening services (must have good credit)
  • Pay a tenant finders fee to other brokers
  • Set up a professionally developed lease
  • Collect all rent and deposits
  • Handle all incoming calls with regard to property issues and repairs
  • Manage late payments and evictions if necessary
  • Manage any necessary repairs (Owner responsible for cost of repairs)
  • Forward monthly statement and proceeds (after expenses) to owner
  • Owner is basically invisible to tenant!!

Records and Reporting

Property Caretaking
We handle all of the “grunt” work in making repairs to preserve, maintain, and protect your property.  We manage each maintenance request for you sourcing vendors for quality workmanship at the lowest cost.   We also can advise you on budgeting and timing of longer-term maintenance items.
